In the East Dallas neighborhood of Eastwood, the house at 8917 Sweetwater Dr. just hit the market last week. From its well-imagined floorplan to the totally renovated kitchen and bathrooms and towering shade trees on the lot, it's simply lovely.

This 1962 ranch was just listed last week by Patricia Sterling at The Michael Group Real Estate for $265,000, and went under contract within days — one look inside and you’ll see why. It’s a three bedroom, 2.5 bathroom house with 1,986 square feet built in 1962, but the neighborhood is also a big selling point. Eastwood is minutes southeast of White Rock Lake, near the Claremont area (not to be confused with the better-known Eastwood near Lochwood and Old Lake Highlands). Most of the houses here were built during early 1950s through the late 1960s, one- and two-story ranch-style homes and cottages.

The house is also close to St. Francis Park, Lakeland Hills Park, Ferguson Park and Casa Linda Park, and just two miles from the Dallas Arboretum and the east shore of White Rock Lake.

Curb appeal is strong with this house, with the green grass, painted brick and a new roof installed this month, along with beautiful shade trees.

To the right of entryway is the large formal living/dining room. Painting the walls deep gray was a bold move, but the hardwood floors, sparkly chandelier and chic furniture make it look modern, not dark. The entire house is staged to emphasize entertaining possibilities, as well as cozy areas for relaxation.

The second living area has a large wood-burning fireplace, painted beams on the ceiling, recessed lights and lots of original built-ins. The sliding glass door leads to the backyard, and the doors in the room are to the entryway and the kitchen.

A totally renovated kitchen feels spacious and stylish, with custom cabinets with brushed nickel hardware and under-counter lights that shine on the Caesarstone quartz countertops. Bosch stainless steel appliances (oven, cooktop and dishwasher) and the stone backsplash looks add to the contemporary look. The natural stone tile floor visually connects the kitchen to the breakfast area, with its built-ins and new light.

The master bedroom is 14-by-14 with walk-in closets, recessed lights and ceiling fan. The bathroom is another big reno, with glass tiles, Corian countertops and new hardware and lights. New paint finishes off the remaining bedrooms and bathrooms.

In the backyard, all those trees and grass are great for kids or pets, while the patio has space for a table and grill. The nearby two-car garage has a new door, installed this month.
