West Village unique boutique debuts a spinoff on Dallas' Greenville Ave
A unique boutique in Dallas' West Village is branching out: M.K.T., a marketplace-style store with clothing and gifts that debuted at the West Village in 2020, has expanded to Lower Greenville, with a second location at 2000 Greenville Ave. in a space that was briefly home to Kathy Fielder and previously home to furniture store IBC Design Studio.
The store opened quietly on October 5.
M.K.T. is an unusual concept which brings together multiple small businesses under one roof.
"We’re a modern marketplace - a collection of locally owned small businesses," says founder Stephen Swetish. "We're also an incubator, we provide a platform for small up-and-coming businesses, to be in a wonderful location they might not have done on their own."
At West Village, the lineup includes names like Concrete Dreams whose products include candles in concrete containers, planters, and other containers; West Texas-style hatmaker AB.Lino, which offers beautiful hats like this silver vegan snakeskin leather; and PWR WMN, who makes the coolest blazers and women's suits.
Swetish is a a 21-year veteran of the fashion wholesale business.who opened the first location in October 2020.
"I'd been in the young contemporary wholesale field since 1999, but COVID shut all that down," he says. "But even before COVID, I'd been having pop-up sales selling samples in the Design District that were very popular. I moved that over to the West Village and did sample sales there for a couple of months. West Village liked what I was doing and had a vacancy, and that's how M.K.T. began."
M.K.T. turned out to have a market. He started looking for a second location and saw that Greenville Avenue was going through an evolution.
"We have customers who live in the area, and when this space became available, I knew it was a yes," he says.
It'll be a 4200-square-foot space, similar to West Village, but with a slightly different mix of vendors featuring some but not all of the brands from West Village.
Greenville Avenue will also have an exclusive permanent jewelry stand by Seis, from Thursdays-Sundays by appointment only. Permanent or forever jewelry is a bracelet, ankle bracelet, or necklace that’s welded on so there’s no clasp.
Assembling a lineup of vendors is "a little business and a little intuition," he says.
"I try to have a good mix," he says. "We have a good core customer and alyways have that customer in mind. The items we feature have to speak to that customer, and be valuable not only in quality of life, do they need it, but does it make sense. And then the price: is it worth it."
