    The bathrooms alone will sell this refreshed $269,000 East Dallas cottage

    A move-in ready home on the White Rock bike trail makes the most of its small footprint with smart renovations that include two show-stopping bathrooms. And how about that price: $269,000.

    Located at 6464 Fisher Rd., the two-bedroom cottage feels more spacious than its 1,124 square feet. Owner and listing agent April McGowan of Keller Williams took the house down to the studs and reimagined the interior as a bright, open space. For example, the kitchen and living room — which was once assaulted by wood paneling — combine to form a great room, which is how modern families like to live.

    The fully refreshed kitchen is practical yet elegant, with dark cabinetry, light granite counters, stainless steel appliances, gas cooktop and oven, and white tile backsplash. An island does double duty as a breakfast bar. Hardwood floors run throughout the house, except in the bathrooms.

    Those bathrooms may have been McGowan’s smartest updates: She tore apart the original bathroom and added a second, using precious square footage from a formal dining area. And they’re both luxe. One has a frameless shower with soaker tub surrounded by Carrera marble; the other has floor-to-ceiling, oversized tile with a pretty mosaic detail. The bathrooms are what will sell this house.

    The bedrooms are tidy and well-staged, and the master now has that all-important walk-in closet, which this house didn’t have when it was built in 1952.

    Because of its small size, this house naturally will have lower energy bills than larger builds. But McGowan took that a step further, installing low-E windows, new insulation, new electrical and a tankless water heater to make monthly bills feel like pocket change.

    On the exterior, McGowan tore out the old iron porch railings and replaced them with cedar pillars. New garden beds and a small water feature add to the curb appeal, as does the gray-blue paint and fresh wood siding.

    The backyard is a bit torn up because McGowan installed a sprinkler system recently, and the grass hasn’t quite grown back. (However, with all this rain, it’s sure to recover quickly.) The home has a one-car garage, typical of this era, and a covered patio.

    Oh, and did I mention it is zoned for the coveted Lakewood Elementary? This new listing is sure to go fast.

    Dallas-Fort Worth led Texas in sales of million-dollar homes in 2025

    A new luxury real estate report reveals Texas broke a record for the highest number of million-dollar homes sold from November 2024 to October 2025, and Dallas-Fort Worth boasted the largest share of million-dollar home sales statewide.

    A total of 14,418 Texas homes were sold for at least $1 million last year, generating a record-breaking $24.5 billion, according to Texas Realtors' 2025 Texas Sales of Million-Dollar Homes Report. The number of luxury home sales in the state soared 12 percent compared to the previous year.

    Million-dollar home sales in Dallas-Fort Worth-Arlington made up 38 percent of all luxury home sale transactions in Texas during the 12-month period, the report found. The total sales dollar volume of DFW homes that sold for $1 million or more added up to about $9.7 billion.

    Nearly 5,500 million-dollar homes were sold in the North Texas Metroplex at an average price of $402 per square foot. For comparison, the average price per square foot for all residential homes in Dallas-Fort Worth was $204.

    Both figures are not far from the statewide average, according to Texas Realtors.

    "The average price per square foot of $1 million+ homes increased to $423 from $418 last year and was more than double the $188 average price per square foot of all Texas homes," the report said.

    Dallas-Fort Worth luxury homes are also more than twice the size of the typical residential home in the region. A million-dollar home in DFW spanned 4,284 square feet, compared to 2,096 median square feet for all residential homes in the metro.

    "High-end homes continue to be a small but mighty segment of the market," said Texas Realtors chairman Jennifer Wauhob in a press release. "Texans remain confident in the value of these properties, whether they are drawn to outstanding amenities, prime locations, or both."

    Elsewhere in Texas, Houston-Pasadena-The Woodlands saw the second-highest share of million-dollar home sales in Texas, at 27 percent, followed by Austin-Round Rock-San Marcos (19 percent), the rest of Texas (11 percent), and San Antonio-New Braunfels (5 percent).
