    Dallas restaurateur lists Lakewood entertaining compound for $2 million

    If you’ve ever dreamed of owning a restaurant, perhaps living in this house will get you one step closer. Prolific Dallas restaurateur Alberto Lombardi — he owns such hot spots as Toulouse, Taverna, and Bistro 31 — and his wife, Vivian, are selling their home at 6855 Lakewood Blvd., and it’s stocked with all the entertaining essentials.

    For starters, the formal dining room right off the entry sets the tone that this is a place to host dinner parties. To prepare the meal there is a gourmet kitchen with Sub-Zero fridge, Wolf commercial range, Miele steamer, and dual dishwashers.

    Off the kitchen is a custom wine room. Fill it up, and there never will be a shortage of wine.

    With a sprawling 6,253 square feet, the home also boasts five bedrooms, including a downstairs master and separate guest wing, plus study, piano room, game room, and media room. There are four full and two half baths.

    The interior is a study in contrasts, with light, neutral colors on the walls and countertops and dark, rich tones in the hardwood floors, trim, and cabinetry.

    Outdoor amenities stand up to those indoors. The centerpiece of the backyard is the heated saltwater pool, and two seating areas — one on the covered patio with fireplace, the other set up cabana style on the far side of the pool — accommodate loads of guests.

    Bonus features include a three-car garage, On-Q Smart System, and a second staircase for easy access to the upstairs. Price tag on this property: $1,950,000, listed with Scott Carlson and Patrick Bukowitz of Briggs Freeman Sotheby’s International Realty.

    Alberto was coy about future plans but had lovely things to say about his time spent living on one of East Dallas’ most prestigious streets.

    “We have loved living in this home in Lakewood with its proximity to the lake and nearby restaurants,” he said. “Our home is spacious and bright, comfortable and inviting, and we will always remember the memories made there.”

    Average new home prices in DFW grew during January sales slump

    New home sales fell across Dallas-Fort Worth in January, the report said.

    A new statewide real estate report has shown a slow decline in new home sales across Texas, including in Dallas-Fort Worth.

    The latest New Home Sales Index by HomesUSA.com discovered that Dallas-Fort Worth saw the second-most new homes sold in January out of the four biggest metros in Texas, despite being in an overall sales slump compared to December 2024. The three-month moving average of new home sales in DFW was 1,847 last month, versus 1,990 sales in December.

    Housing prices also rose in January, with the average new home in DFW increasing to $496,498. That's about $2,600 more than the average price in December, which came out to $493,899.

    While these declines may seem atypical, a sales slump is actually normal during the winter season, according to HomesUSA founder and CEO Ben Caballero.

    Active new home listings in DFW flattened from December to January, with 8,287 active listings on the market last month.

    New home sales in January throughout Texas
    The report found new home sales dropped not only in Dallas-Fort Worth, but also in Austin, Houston, and San Antonio.

    Houston's three-month moving average of new home sales was the highest out of all four metros with 2,046 sales made in January, but that figure technically decreased by 138 homes from December.

    San Antonio saw 67 fewer homes sold from December to January, totaling 1,008 sales last month.

    Austin the fewest new homes sold last month out of the four major Texas metros: At 809 homes sold.

    "January sales are often lower than December in Austin as builders push hard to close the year with as many sales as possible, as I mentioned in last month’s report," Caballero said. "Austin builders were offering discounts, buyer incentives, and Realtor bonuses for December closings. A slower January is not unusual for that reason."

    January housing prices fell in Houston to an average $395,515, and San Antonio's average new home price fell to $337,414. Austin had the second-highest average housing prices out of the four Texas metros last month, despite that number falling by $11,658 to $483,056.
