    Here's how much money homeowners save over renters in Dallas

    We already know how many years it takes to save up a down payment for a home in Dallas, but getting that money together equals even bigger savings down the road than previously thought.

    A recent study by real estate site Zillow ran the numbers in 36 of the largest U.S. metros and compared how much Americans spend on rent compared to mortgage payments, and the news for Texas homeowners is especially good. In Dallas-Fort Worth, homeowners spend 11.6 percent less on their monthly housing than renters do, representing one of the biggest gaps in the country.

    According to Zillow, the median monthly mortgage bill (minus taxes and insurance) in Dallas-Fort Worth is only $965.74, which translates to a homeowner spending only 16.4 percent of their income on their home. Renters, however, shell out 28 percent of their income on rent.

    In Houston, homeowners spend 14.8 percent of their income on an average mortgage payment of $814.05, compared to the residents who spend 28.7 percent of their earnings on rent — a difference of 13.9 percent.

    There's a 12.3 percent difference in San Antonio, where homeowners spend 15.7 percent of their income on an average mortgage of $766.37, compared to renters who sign away 28 percent of their income each month.

    Austin, however, has the smallest gap at 7.4 percent, with homeowners spending 19.2 percent of their income on a $1,230.13 mortgage, while renters pay 26.6 percent of their income.

    The country's biggest discrepancies can be found in New Orleans and Miami-Fort Lauderdale, Florida, which tied at a 16.9 percent gap. In the Miami area, homeowners spend 23.8 percent of their earnings on a $1,122.56 mortgage bill, while renters spend 40.7 percent of their income on rent. In New Orleans, paying the mortgage sets homeowners back only 15.8 percent of their income, compared to 32.7 percent of a renters.

    Meanwhile, San Jose and San Francisco in California have gaps going in the opposite direction. Homeowners in San Jose spend 45.8 percent of their income on their $4,766.46 mortgage, while renters spend 34.2 percent — an 11.6 percent gap. And homeowners in San Francisco spend 41.6 percent of their income on a $3,741.22 mortgage bill, while renters spend 38.3 percent, for a difference of 3.3 percent.

    Now, the original intent of this Zillow study was to see what level of education is typically needed to afford owning a home in each market, but we found the mortgage and rent numbers way more interesting. But if you're still wondering, a high school diploma or GED is all that's needed in each Texas city.

    There's a house for sale in East Dallas that's increasingly hard-to-find: a well-preserved home from the '50s for sale that's in nearly original condition.

    The house is located at 9203 Lindaro Ln., just outside Loop 12 and walking distance to Bishop Lynch High School, in a stable neighborhood of homes build in the mid 1950s.

    The listing by Bryant Nieves of Elite Real Estate Texas calls it a "beautifully preserved Mid-Century gem" with original hardwood floors in the downstairs bedrooms, a recently installed roof, a modern sprinkler system, and an upgraded AC unit.

    There are multiple living spaces with a formal living & dining area, eat-in kitchen, and family room which includes an office nook with built-in desk. It has both a carport and attached 2-car garage, as well as a fully fenced yard.

    Most of the homes in this neighborhood are 1,200 to 1,600 square feet, and priced from $250,000 to $350,000.

    This house was built in 1957, but it differs in that it has a second-floor add-on over the garage — making it roomier at 2,202 square feet, with 5 bedrooms instead of the usual 3.

    The two bathrooms are in original condition with '50s tile, both in good shape. The main bathroom has pale warm tan tile, almost flesh colored; the second bathroom, off one of the bedrooms, is a little prettier, with white tile and green-tile edging. Both are far superior to granite-look ceramic.

    While both bathrooms merit admiration, this house is more about the wood. There are

    • original hardwood floors, all in great shape
    • wood doors including closet doors
    • wood paneling in the family room, with wood bookshelves and a build-in wood desk

    There's also an odd wooden bookshelf that serves as a divider of sorts in the stacked formal living room.

    The only room that looks unoriginal is the kitchen, which boasts white-washed '80s cabinets. It looks clean and functional, even if it does not match modern tastes.

    It sits on a 7,535 sqft lot and the asking price is $395,000 — a bit optimistic unless the sellers find that rare buyer who doesn't look at all that '50s stuff and want to mow it down.
