Renovations underway on Richards Group building at West Village Dallas

The building off US-75 in Uptown Dallas that was once home to the headquarters of The Richards Group is on the brink of a big renovation.
According to a release, the 18-story building at 2801 N. Central Expwy. will be rebranded as "One West Village" and will include these additions:
- locker rooms
- fitness center
- coffee shop
- tenant lounge and conference areas
- outdoor patio
They'll also refresh the bottom floor, bathrooms, lobby finishes, and elevators.
The upgrade will commence in March, with an anticipated completion by late summer.
The renovation will be executed by OliveMill Holdings, a commercial real estate firm who partnered with Hunt Realty Investments and Angelo Gordon to buy the building in 2022.
The building was developed in 2015, with a notable feature being a set of three-story cascading stairs, described as providing "dynamic lines of movement that activate and invigorate the floorplans while threading the spaces together." Those are some stairs.
The staircase's atrium features a transparent glass skin. Moving up the stairs provides a 360-degree view of the building’s interior and exterior. Again with the amazing stairs.
In a statement, OliveMill Holdings founding partner Ryan McManigal calls the building "iconic." That's a word for it. If "iconic" means "it forever blocks the inspirational views of downtown Dallas that southbound 75 commuters once had as they drove into the city." But not his fault, that's on The Richards Group, who were forced to downsize following the resignation of CEO Stan Richards.
"This is an iconic building on a major Dallas thoroughfare, and this redevelopment will update the building to provide companies the amenities needed to meet today’s office environment," McManigal says.
One West Village has an enviable location in West Village, near a DART stop and the McKinney Avenue Trolley line — ideal for companies striving to get their employees back into the office, McManigal says.
"The building is a great fit for professional services, finance, law firms, tech firms or other companies seeking to offer their teams modern office space in an amazingly walkable location," he says.
In addition to leading the renovation, OliveMill will lease and manage One West Village.
