There's a new high-rise multifamily community coming to Oak Lawn/Turtle Creek. Called Novel Turtle Creek by Crescent Communities, it'll be a 20-story building with 206 luxury residences, located off the intersection of Irving and Oak Lawn Avenues, one block north of Blackburn Street.

This is the third Novel projects that Crescent Communities has under construction or in lease-up in the Dallas area. Novel Deep Ellum opened in November, while Novel Bishop Arts is more than 90 percent leased.

Peter Petricca, managing director for the Texas region of Crescent Communities' multifamily business, says in a statement that the Turtle Creek location is one-of-a-kind, thanks to its proximity to Turtle Creek Village, The Shops of Highland Park, Turtle Creek Park, and the Katy Trail.

"This location is special," Petricca says. "It is situated at the confluence of the South Highland Park, Turtle Creek, and Oak Lawn neighborhoods."

The building also has a very specific demographic, he says.

"We specifically designed Novel Turtle Creek to target a more mature demographic by incorporating larger floor plans with an architectural/interior style that is classic and sophisticated, yet approachable," he says. "It is our intention to provide a living experience that blends luxury and comfort with a high level of service and upscale conveniences."

Novel Turtle Creek will feature 24-hour concierge service and onsite pet facilities. The fifth floor of the building is designed to be an oasis, like a residential backyard, with a landscaped outdoor deck, swimming pool, seating areas, outdoor kitchens, and views of the Turtle Creek and the downtown skyline.

Indoor amenities include a fitness center, resident lounge, and two guest suites for family and friends who come to visit.

Options include 1-, 2-, and 3-bedroom residences with private balconies and views of Dallas and the Park Cities. Finishes will include real wood floors, gas appliances, wine refrigerators, and dry bar areas.

Penthouse units are located on the top two floors, and come with expansive terraces, upgraded appliances, wet bars, wall ovens, and fireplaces.

Construction begins in January, with the first residences scheduled to open in early 2022.
