Massively reduced North Dallas contemporary seeks kitchen and bath TLC
The 1970s contemporary home at 18605 Crownover Court has ample square footage and sits on a great lot inside a far North Dallas neighborhood that feeds into Plano schools. Surprisingly, it’s been on the market for around 200 days.
Why, in this hot market, has no one snapped up this property? Two words: kitchen and bathrooms.
The shady lot, open spaces, and cool angles of the home surely appeal to today’s buyers. But it’s hard to overlook an outdated kitchen, plastered with Formica and linoleum and crowded with heavy cabinets, or a carpeted master bath stuck in a different decade.
But where others see problems, we see opportunity. And there are some great updates too, including hardwood floors in several rooms, new windows, and formal areas and a den that look move-in ready.
Although the kitchen and master bath require an overhaul, some paint on the Jack-and-Jill bath shared by the two smaller bedrooms could be a quick and effective fix for the worn-looking cabinetry.
But let’s not forget about the intangible upsides to this home: It’s inside Dallas city limits but within the Plano ISD attendance area, with Jackson Elementary, Frankford Middle School, and the acclaimed Plano West High School. Also consider that you’re comfortably close to Preston Road and the George Bush Turnpike. The house also faces a creek.
The original list price probably didn’t help. But Crescent Realty Group listing agent Javaid Karim has reduced this three-bedroom, two-and-a-half-bath home from $325,000 to $279,330. Put that savings back into it, and this house would be a winner.
