Those who knew Holly Krug when she was growing up on Colgate Avenue wouldn’t be surprised to know that she's now raising her family on the same street — just on a different block. And, currently, her whole family lives within a five-mile radius, which allows her boys to grow up with their cousins.
"When you’re from the Park Cities, people always want to know where you live because they usually know someone on the block," the real estate agent says.
This strong sense of community is just one of the reasons why Krug and so many others have chosen to live in University Park — especially the area known as The Fairway, which is bounded by Lovers Lane to the south, Northwest Highway to the north, Preston Road to the west, and Hillcrest Road to the east.
There's easy access to what Krug calls "the main north/south arteries of our city": the Tollway and Central Expressway. You are also surrounded by multiple parks, tennis courts, and shopping centers.
With so many fond memories of her childhood in University Park, she enjoys nothing more than helping her clients create their own memories there.
Each street is different, which is one of the many reasons why she loves the neighborhood so much. Krug reflects, "From the way the sun hits the trees to the small hills certain streets have, this area brings me joy, as does working here."
"I love The Fairway for so many reasons," Krug says. "During the height of the COVID-19 pandemic, many of us rode our bikes through the neighborhood and it made us realize how small and special our community is. I've never been to an area that has as much elementary school pride as HPISD. Once a Hyer Elementary Husky, always a Husky!"

Where to eat & drink
Though the neighborhood has many incredible spots, Preston Center is where Krug and her family go most often.
"Trova is a delicious wine and cheese bar that makes for a perfect date night, Montlake Cut has the best bar for grabbing a bite or a cocktail, and Muchacho is delicious Mexican with first-class margaritas," Krug says. "And, of course, don't forget your Italian fix of chicken piccata, meatballs, or cacio e pepe at Il Bracco — it has a fantastic patio, too."
And when you're trying to eat healthier, True Food Kitchen is the place.
Where to play
The Fairway has three parks with various offerings, including tennis and pickleball courts, soccer and baseball fields, and playgrounds.
"Pickleball is a blast because anyone can play it," says Krug. "It doesn’t matter your age or athletic ability! The best part is you can usually walk or ride bikes to one of the courts nearby."
Krug says you can always see kids fishing at Caruth Park. "I have three boys and one loves to fish," she says. "We have some incredible honey holes and you don't have to go very far to find them."
Where to live
Many of The Fairway's original homes were built in the 1940s, and have since been restored and updated.
"The block we live on has more original homes than most," says Krug, "but, sadly, some of the older homes are being torn down and new homes are getting built. I'm a sucker for a remodel that restores the charm of a home and brings it back to life."
