This is how much space Dallas apartment renters get for $1,500 in 2024

Dallas residents can rent a 815-square-foot apartment for just $1,500 a month.

A new apartment analysis by RentCafe has revealed renters living in Dallas can get a pretty decent-sized apartment for $1,500 a month.

Dallas renters willing to spend $1,500 can get an apartment spanning 815 square feet — a little smaller than the average size of a Dallas apartment, which is 846 square feet and would cost $58 more per month.

The study examined data from RentCafe's sister site, Yardi Matrix, to determine the average size and price per square foot for a $1,500 monthly budget in 200 of the largest American cities.

According to the study's findings, the national average size of an apartment costing $1,500 in rent spans 729 square feet.

For the biggest bang for your buck in North Texas, head to Mesquite, where $1,500 nets the No. 1 largest apartment in Dallas-Fort Worth with a spacious 969 square feet.

Fort Worth and Garland fall right behind Mesquite, with both cities boasting 918-square-foot apartments for $1,500.

In the national ranking of the largest U.S. cities with the greatest average apartment space, Wichita, Kansas claimed the No. 1 spot with apartments spanning 1,359 square feet. Dallas didn't crack the top 50, instead landing at No. 53 nationally. Mesquite ranked No. 30 in the national comparison of the top 100 small U.S. cities.

Dallas renters may want to consider McKinney, as it recently ranked as the No. 4 best suburb for renters nationwide. RentCafe says the average apartment size in McKinney is 948 square feet for $1,677 a month as of March 2024.

Apartment sizes around Texas
For the second year in a row, Austin is the worst offender in Texas with the smallest apartment space for a $1,500 monthly budget. Austin renters must make do with an average apartment size of 759 square feet, putting it at the bottom of the list in the overall analysis of Texas cities, and No. 63 in the national comparison.

Among Texas' other largest cities, Houston has square footage for miles, with $1,500 scoring an apartment that spans 983 square feet. But San Antonio is the most spacious of all, with $1,500 netting a pad that's 1,012 square feet — practically a palace.

Dallas firm 90Ten snaps up prime space in Bishop Arts and Lower Greenville

A pair of marquee retail properties in two of Dallas’ prime neighborhoods for dining and shopping, Bishop Arts and Lower Greenville, have a new owner: 90Ten, a Dallas-based boutique retail real estate investment firm, recently purchased 301-321 N. Bishop Ave. in Bishop Arts and 2908-2937 Greenville Ave. in Lower Greenville, according to a release.

The names of the sellers weren’t disclosed.

“Dallas continues to solidify its position as one of the country’s most dynamic retail markets, and we’re excited to deepen our investment in the city through two of its signature neighborhoods,” says Tripp Russ, managing partner of 90Ten, in the release.

He founded 90Ten in 2023.

“Bishop Arts and Lower Greenville represent exactly the type of upscale, urban trade areas we’re seeking — places with exceptional real estate, strong local operators, and best-in-class brands that create lasting value,” Russ adds.

The properties house some the hottest restaurants and shops in town.

Tenants at 2908-2937 Greenville Ave. include Italian restaurant Sister, European-style Café Duro, upscale steakhouse duo Goodwins and Goodwins To Go, and boutique rental property Casa Duro.

Tenants at 301-321 N. Bishop Ave. include burger diner Hunky’s, Italian pastry and coffee purveyor Palmieri Café, vintage clothing store Dolly on Bishop, gift shop Kawaii Candle Co., and cosmetics retailer Simply Bella.

Russ’ firm made the two acquisitions amid a tight supply of retail space, with Dallas-Fort Worth vacancy rates sitting below 5 percent.

Elsewhere in Texas, 90Ten’s portfolio includes 1323 S. Congress Ave., located in Austin’s buzzy South Congress district. Clothing and apparel brand Ariat occupies the space.

The firm says it will continue hunting for retail real estate deals in Dallas, Austin, and Tampa-St. Petersburg, Florida, along with other fast-growing markets.

“Today’s commercial real estate landscape is incredibly competitive, and we’re often going head-to-head with some of the largest investment firms in the country,” says Russ.
