    House For Sale

    Untouched Dallas house for sale from the '50s is a wood-paneled temple

    Times are tough lately for Dallas Redfin-watchers who love '50s homes for sale that are still in original, untouched condition. (A small group, perhaps, what's your point.) No thanks to flippers, the pool of these homes has shrunk in recent years.

    But hark — there's a house for sale in East Dallas that has not yet been decimated by a "to the studs" update.

    Located at 10212 Pinecrest Dr., it's what the listing calls a "charming mid-century property," right between Casa Linda and Casa View, and is surely paradise if you love you some wood paneling.

    Built in 1952, the house is modest by conventional standards, with 1,080 square feet, three bedrooms, and one bath, plus a one-car attached garage.

    But it's basically an untouched time capsule, with the same owners for more than 55 years, who took good care of the place while making "minimal cosmetic refreshments."

    Which means original fittings including pale blue retro kitchen and pale blue retro bathroom — blissfully free of the Home Depot special faux-marble 12X24 ceramic tile favored by cheap unimaginative flippers across the metroplex.

    Most of the home has original hardwood floors, none of your "luxury vinyl plank flooring," plus lots and lots of wood paneling.

    The living room has wood paneling. The dining room has wood paneling. One of the bedrooms has knotty pine paneling which is so old, it's new again. (FYI there are Facebook groups who love knotty pine.)

    The kitchen also looks like it had knotty pine paneling, but it's been painted white.

    The other two bedrooms are also painted white, although it looks like one of them has wood paneling under the white paint.

    And God bless the owners, as the brick exterior has not been painted. Don't paint the brick.

    The house has received some "functional" improvements including new AC unit in 2017, new water heater in 2018, and foundation repair in 2022. They've also made infrastructure updates such as replacing the windows and replacing the electric panel.

    The house is being sold "as is", and the price is $285,000 — pretty high for a house that, to most, would look like a total re-do, and likely why it's been on the market for 11 days. Pretty high even for someone who likes houses in original condition. Still, there has to be one person out there who is down with wood.

    Dallas approves $14.5 million for Buckner DART station project

    The Dallas City Council unanimously approved a $14.5 million incentive for the Palladium Buckner Station Project, a proposed mixed-income and transit-oriented development project at the Dallas Area Rapid Transit (DART) Buckner Light Rail Station at 8008 Elam Rd.

    The estimated $107.1 million project is being developed by multi-family developer Palladium USA in partnership with Dallas Housing Finance Corporation and will be built on a space that is currently a parking lot.

    It will include new ground-up construction of residential buildings to include 304 mixed-income apartments comprised of 90 one-bedroom, 147 two-bedroom, and 67 three-bedroom units. Of the 304 apartments, 244 will be income-restricted and leased solely to households earning at or below 60 percent area family median income.

    There will also be two residential parking garages with 350 spaces, and a publicly accessible promenade providing a direct pedestrian connection to the DART Buckner Light Rail Station.

    City Council member Jaime Resendez, in whose southeast Dallas District 5 the project resides, says in a statement that "this development directly addresses the City’s urgent need for high-quality affordable housing and has the potential to catalyze meaningful economic development and revitalization in a community that truly needs it."

    The $14.5 million incentive includes a loan of $6,183,092 and a grant of $8,316,907 from several funding sources administered by the City’s Office of Economic Development, including general obligation bond proceeds from the economic development/housing propositions in the City’s bond programs.

    The proposal is one of five transit-oriented development projects on DART-owned property up for review, with a goal to increase DART ridership by providing a mix of market-rate and affordable housing that easily connect to DART.
