    Golf Courses Are So Yesterday

    6 surprising real estate trends, from bikes to barks

    Real estate reflects the way people want to live, work, shop and play. If there’s a new trend afoot, you’ll see it being played out in the real estate market.

    At the 48th annual conference for the National Association of Real Estate Editors in Houston, scads of new trends came to light as dozens of experts spoke. These are six of the most interesting.

    1. Two-wheel lifestyle
    Companies are engaged in fierce recruiting wars to get the best employees, and that means having the best workplaces with great amenities, says Chip Clarke of the Transwestern commercial realty firm. Therefore more and more office-building owners are installing bicycle racks to appeal to Millennials.

    Houston-based Avera Cos. is even putting in employee bicycle racks in the warehouses it develops, says company rep Trey Odom.

    2. Four-legged friends
    Offering dog-walking services is a way to make an office building a better workplace, and developer Hines is doing just that in some of the buildings it manages, says vice chair Hasty Johnson. In multifamily housing, pet facilities — parks, grooming services and pet sitting — may be the most-wanted amenity, so many new apartment projects have them, says Houston apartment developer Martin Fein.

    3. Healthy living habits
    One in three Americans is obese today, compared to one in eight in 1970, says Rachel MacCleery of the Urban Land Institute. Developments need to be designed with intentional access to fitness facilities and trails, and they should even encourage people to use stairs instead of elevators. Indoor air quality in vital.

    Houston’s Bayou Greenways initiative to develop trails and linear parks on the bayous dovetails into the healthy places movement, says James Vick of the SWA Group. Will Holder of Trendmaker Homes says consumers now want trails in their communities instead of golf courses.

    4. Home separation anxiety
    Mortgage rates reached record lows in 2012 and 2013 of around 3.3 percent for 30-year home loans. Homeowners don’t want to let go of those once-in-a-lifetime bargain mortgages, says Lawrence Yun, chief economist for the National Association of Realtors. So homeowners avoid putting their homes on the market in order to keep those low mortgage rates, and that has resulted in super-low inventories of homes for sale.

    Although rates are still low (less than 5 percent), many people are opting to rent out their houses so they can hang onto great mortgages, Yun says.

    5. Texas-style house porn
    A lot of people like to shop for houses online — or at least browse. The Houston Association of Realtors website, with more than 18 million visitor sessions in May, is the most popular real estate website in Houston. Can’t get enough of a good thing?

    Well, HAR is getting ready to go statewide, carrying listings from all Texas cities, and it will have a lot of info about schools and property taxes, says Taqi Rizvi, chief technology officer. Only problem? The name “Houston” doesn’t play too well in Plano.

    So as the site shows listings in other cities, HAR.com will stand for “Homes and Realtors,” instead of “Houston Association of Realtors.” You can now see the beta version of the Texas-wide HAR.com.

    6. First-time buyer blues
    The market for starter homes, which are houses generally purchased by younger people, are soft. Lenders have tightened their standard for giving people mortgages, says Anthony Hsieh, CEO of Loan Depot.

    If you don’t have a FICO credit score of 750, it may be tough to get your first mortgage. The excitement, joy and fun of buying your first home has been replaced by dread, Hsieh says. Lenders have been too restrictive, and the recession was hard on the younger generation, says Jed Kolko, chief economist for Trulia.

    A lot of young people have given up trying to buy a house and are renting instead.

    Surprising Dallas neighbor ranks among hottest ZIP codes in U.S.

    Movers are loving Lavon for its small-town feel and proximity to the big city.

    A recent analysis of American relocation trends has revealed the small city of Lavon outside Dallas was one of the top five hottest ZIP code for movers nationwide in October 2025.

    Lavon's 75166 ZIP code ranked No. 5 on MovingPlace's new list ranking the U.S. cities with the highest number of new movers per 1,000 current residents during the month of October.

    According to the study's data, 961,650 moves took place across the nation last month. Lavon (population: 13,800) saw 10.8 moves per 1,000 residents in October, the fifth highest moving rate out of all U.S. cities.

    Lavon is located 32 miles northeast of Dallas in Collin County. It was praised as a highly sought-after locale for movers who want to live somewhere affordable outside Dallas while still reaping the benefits from a community with a small-town feel.

    The report also added that Lavon's 75166 ZIP was the No. 1 hottest ZIP code in September, but relocations dipped 7.7 percent from September to October.

    "When looking at the top ZIP codes in each state, it’s clear that less populated ZIP codes often show dramatic month-over-month increases, sometimes exceeding 100 percent," the report said. "Larger cities, by contrast, maintain consistently high move volumes without extreme spikes, because their larger populations dampen the impact of individual moves."

    These are the top 10 hottest U.S. ZIP codes based on moves per capita in October:

    • No. 1 – 78616 in Dale, Texas
    • No. 2 – 34987 in Port Saint Lucie, Florida
    • No. 3 – 37228 in Nashville, Tennessee
    • No. 4 – 80019 in Aurora, Colorado
    • No. 5 – 75166 in Lavon, Texas
    • No. 6 – 32461 in Inlet Beach, Florida
    • No. 7 – 10004 in New York, New York
    • No. 8 – 43137 in Lockbourne, Ohio
    • No. 9 – 30346 in Atlanta, Georgia
    • No. 10 – 78656 in Maxwell, Texas

    McKinney's ever-popular 75071 ZIP code ranked No. 5 on the list after gaining 298 new residents last month, only 72 residents shy from No. 1-ranking Washington, D.C.'s new resident count.

    This North Dallas suburb also previously ranked as the No. 8 most popular ZIP for movers during the first five months of 2025.

    The report said McKinney's most attractive qualities are its safety, its high-performing schools, and its proximity to outdoor recreational activities. it also helps that the suburb consistently ranks as the No. 1 hottest housing market in America, and it frequently tops lists comparing the best cities for renters or the most affordable cities in the U.S.
