    The grass is greener at this contemporary retreat in Northeast Dallas

    Driving up to this lovely lot in Northeast Dallas, it is easy to forget where you are. In Dallas proper, we're used to small lots with more house and less land. That's just not the case at 9562 Ash Creek Dr., as this hidden retreat allows for both a contemporary new build and lots of wide-open spaces.

    It is listed for $899,000 with Keith Callahan of Dave Perry-Miller Real Estate.

    The house, built in 2005, has four bedrooms, three bathrooms, and 2,970 square feet of functional living space that is both open concept yet compartmentalized when necessary. The natural light via the floor-to-ceiling windows means an instant connection with the outdoors. The family room flows right into the gourmet kitchen.

    The home also is positioned in a way that every space can appreciate the park-like backyard (but more on that later).

    The appealing floorplan includes a guest bedroom or study downstairs that has a full bathroom. The large master suite features his-and-her closets, a Japanese soaking tub, and separate vanities. Two additional bedrooms are connected by a Jack and Jill bathroom.

    Visitors get a warm welcome in a unique way. A streaming water feature starts outside the front door, crosses the width of the inside, and continues outside through the back door.

    This oasis is Callahan's favorite part of the property.

    “As you walk through the front door, one's eyes are immediately drawn through the large picture windows to the backyard,” Callahan says. “A gently sloping lawn leads to a recently added pool and spa with a generous patio for entertaining. Just beyond, there is a large cluster of oak trees before you arrive at the deck overlooking Ash Creek.”

    Small town of Lucas north of Dallas to get its first supermarket

    Lucas Crossing will include a supermarket and other retail spaces.

    There's a new development set for Lucas, a growing town in Collin County east of Allen, that will include its first major grocery store.

    According to a release, a planned development is coming to the northwest corner of Park Road and Southview Drive (FM 1378) consisting of a 130,000-square-foot grocery-anchored shopping center with a 25,000-square-foot restaurant village plus 15 adjacent pad sites and a community park.

    That corner is currently a 42-acre parcel of undeveloped land, one that only the various natural fauna have enjoyed until now. The sale was brokered by Younger Partners Senior VP Michael Ytem and Executive VP Tom Grunnah.

    Ytem says that the project has been years in the making.

    "The extensive planning and city approvals reflect the commitment to bringing a best-in-class development that meets the needs of the growing community," Ytem says.

    According to city of Lucas public records, that will include a Tom Thumb.

    Lucas Mayor Dusty Kuykendall says it "will be our first true grocery store serving the community." There is a Walmart Supercenter at 2662 W Lucas Rd. But no standalone supermarkets.

    Lucas currently has nearly 10,000 residents, with no multifamily or high-density neighborhoods. Kuykendall says that home lots tend to be around two acres with an average value of $1.2 million. Sufficient to warrant a supermarket.

    Kuykendall says also that the project will increase their sales tax base, which will bolster funds for infrastructure and roads.

    "This will be a unique addition to the largely residential town because it is all commercial with some green spaces included," Kuykendall says. "Our feedback on materials, the aesthetic and the layout were all incorporated. For some time, our residents have wanted a full-service restaurant, and this planned development will incorporate a few of these."

    The development is positioned to serve not only Lucas but also neighboring communities including Parker, North Wylie, Northeast Murphy, and St. Paul.

    “The planned development will create a dynamic new retail destination for the area and tremendous amenities for the region,” Grunnah said. “This transaction will have a lasting impact on the community and create value for the city, its residents and the new property owners.”
