    That is the precise reason that we were so attracted to this showstopping renovation in Old Highland Park at 3518 Gillon Ave. You won't find it on MLS, but we are quite certain it won't linger long.     The renovation was so successful because of its ability to wonderfully weave old and new together in a way that seems to satisfy all.     The Central, a 27-acre mixed-use development at the intersection of North Central Expressway and North Haskell Avenue, has unveiled renderings of its outdoor space. Called The Pavilions at The Central, it's a series of pavilions designed to add a big dose of nature to the Dallas development which is scheduled to open in summer 2025.

    Artemio De La Vega, Founder and CEO of De La Vega Development, which is developing The Central, says in a release that "the park and pavilions set the tone for what’s to come, offering a dynamic space that fosters connection in a meaningful way."

    Designed in collaboration with local firms GFF and Bud Creative, The Pavilions at The Central consist of four jewel-box structures with biophilic principles, featuring sculpted, organic forms that integrate into the landscape. AI says that biophilia is the human tendency to interact with nature.

    The Pavilions will feature masonry, wood, and airy artistic elements, offering a pedestrian-friendly experience with patios, lush plantings, and integrated seating, inviting guests to interact, explore, and unwind in a setting that feels inspiring and restorative.

    The Pavilions will also be positioned to maximize natural light and incorporate passive cooling techniques, ensuring a comfortable, immersive experience year-round. "The Pavilions celebrate the human need for interaction – both with each other and with nature, a cornerstone of health, longevity, and well-being," the release says.

    Hold up: Is "well-being" a new buzzword for civic projects? It was used quite liberally in the release about the new thermal baths that Therme is pitching to Dallas.

    The Central is currently in the leasing phase, and the team at De La Vega Development is seeking local, out-of-state, and first-to-market tenants.

    "The tenant mix must strike the perfect balance," De La Vega says. "These pavilions will be an expression of culture and interconnection, and we only have one opportunity to make a lasting first impression.”

    Across from the park will be The Oliver, a 19-story tower developed by Streetlights Residential, that will offer not only views of downtown Dallas but amenity spaces, including a pool and deck, fitness center with flex studios, co-working, and conference areas.
