    Downton Abbey-esque Texas manor courts new owners for $29.5 million

    There may not be many in Texas who can claim they are "to the manor born," as the saying goes. But those looking to be "to the manor bought" ought to look closely at the gorgeous expanse that is The Manor on Carnarvon.

     

    The four-acre estate tucked into a winding roadway just outside the 610 loop in the Houston area is now for sale. Asking price: $29.5 million.

     

     Listed by Douglas Elliman, the six-bedroom, seven-bathroom single-family home will have its new owners living a life that feels like Downton Abbey, and it's no wonder why.

     

    The owners built the estate in 2003, enlisting Texas architect R.B. Ratcliff for the project, to echo the English estates of their birthplace. The result is a striking expanse unfolding across more than 26,000 square feet, complete with a guest house, lavish English gardens, interiors by Ed Harris of Harris Sanders Interiors, a circular motor court with a six-car garage, sport court, and playground.

    Part country retreat, part city dwelling, this is the sort of home that gives its owners a feeling of utter exclusivity and privacy, even though the heart of Houston is mere miles from the front door. Even the address, 120 Carnarvon Dr., evokes the famous Welsh castle that's the investiture site of the Prince of Wales.

     

    Begin by walking through the manor's glass-and-wrought-iron front doors and stepping into the rotunda that is the home's foyer. Crema de Marfil tiles in a sunburst pattern welcome guests to this exquisite space, flanked by an elegant bar and "retiring" rooms for ladies and gents.

     

    A formal living room with faux gold leaf beckons, its walnut floors, massive fireplace, and interior French doors providing accents to a place that offers multiple seating and spots for cozy conversations and larger gatherings alike.     One bathroom boasts an antique cabriolet-leg sink cabinet, while the other features a glass-and-marble shower. Taken together, all the elements of the primary suite combine to create a positively posh living space.

     

    The secondary bedroom suites are accessible via their own staircase and each has its own sitting room, marble bathroom, and room-sized walk-in closet. A playroom with its own crafting space and a balcony overlooking the pool, the home's main laundry room, and an in-law suite or nanny's room complete the second floor.

     

    The outdoor spaces of The Manor are as impressive as its interiors. An expansive stone terrace winds from the main home to the guest house. A sapphire-blue swimming pool with a wide pool deck is the perfect place for basking in the sun or enjoying an evening glass of wine. Magnolias surround the property, adding to the home's away-from-it-all ambiance.

     

    The Manor's infrastructure includes two elevators, one in the main house and one in the guest house, along with a generator that can run the entire home, including its air conditioner.

    Dallas ranks as 2nd most pet-friendly place to rent in 2024

    Rentals in Dallas that allowed pets leased three days sooner than units that didn't allow pets.

    A new market trend report from Zillow has confirmed that pet-friendly rentals are leasing much faster than non-pet-friendly units, and Dallas' rental market had the second most pet-friendly rental listings on Zillow in 2024.

    The report, called "Saying Yes to Pets Helps Landlords Find a Tenant Faster," analyzed more than 11 million rental listings that appeared on Zillow last year to discover the share of pet-friendly rental listings in the biggest U.S. metros. The report also calculated the median number of days it took for pet-friendly units to find a tenant faster than those that did not allow pets.

    The Lone Star State led the nation with the most pet-friendly rental listings on Zillow out of all 50 states last year. Nationally, only 57 percent of rental listings in the U.S. allowed pets, which is a disappointing amount when compared to the major Texas cities.

    The data revealed Dallas has a deep appreciation for pets, with 79 percent of rental listings in the city allowing tenants to have furry best friends.

    Dallas fell second only to Austin, where pet-friendly rentals accounted for 80 percent of all citywide listings on Zillow in 2024. San Antonio ranked right behind Dallas with the third highest share of rentals that allowed pets, at 78 percent. Don't mess with Texas pets, y'all.

    Surprisingly, Houston appeared at the bottom of the list as the U.S. metro with the smallest share of rental listings that allowed pets, at just 38 percent.

    The report additionally found that pet-friendly rentals in Dallas were leased three days faster than units that don't allow pets. For comparison, it took about eight days for the median U.S. pet-friendly rental to lease sooner than its non-pet-friendly counterpart.

    In a separate survey of the "typical American renter," Zillow discovered more than half of renters declined to lease a certain property because it didn't allow pets.

    "Renters have more leverage than in quite some time after last year's multifamily construction boom, and the data show allowing pets can make a difference in leasing out a unit quickly," the report said. "The median renter is getting older, and more renters now have a pet. Nearly six in 10 renters are pet owners, up from 46 percent before the pandemic."

    In Austin, rentals that allow pets lease 10 days sooner than non-pet-friendly units, and that number slows down to six days sooner in San and just one day faster in Houston.
