Newly renovated The Quad in Uptown Dallas flings open its doors

The restoration is finished, the day has arrived: The Quad, a mixed-use development in Uptown Dallas, is ready to roll, following a major renovation that included the construction of a new office tower plus new restaurants and retail.

Formerly known as the Quadrangle, it was Dallas' first mixed-use development dating back to 1966. It just got a makeover from Dallas-based Stream Realty, who bought the complex in 2019.

Located at 2699 Howell St., the Quad now encompasses a 12-story, 345,425-square-foot office tower complemented by five standalone retail buildings, along with an "urban lawn" and The Quad Club, a penthouse amenity center with full-service bar, lounge, conference center, and rooftop terrace.

It also has the largest indoor high-resolution digital art installation in Texas.

The property will incorporate seven on-site eateries, slated to open in the fall, including Two Hands, an all-day café; LDU, an Australian coffee bar; Written By The Seasons, a spinoff of the Oak Cliff farm-to-table restaurant; Domodomo, a chef-driven dock-to-table concept; Mamani, a modern European fine-dining restaurant; Crushcraft, Thai street food concept; and Bread Club, an upscale bakery.

Stream has already signed four tenants totaling 115,000 square feet, including Revantage, Chicago Title, M Financial, and Berkshire Residential. They offer testimonials:

  • “The amenities at and around The Quad give us the freedom to enjoy a meal with clients, go to a team happy hour, or hit the gym—all at our doorstep,” says Chicago Title ops director Clark Pulliam. “Its central location and accessibility to major thoroughfares make it an ideal choice for our employees.”
  • “We are thrilled to open a new office in the vibrant Dallas market," says Revantage CEO Matt Demonte. "The Quad is the perfect fit for our employees with its best-in-class sustainability, smart building features, and state-of-the-art amenities.”

The credits include: Stream Senior Director Brad Dornak, Senior Director of Design and Construction Jerry Mays, Director of Design and Construction Blake Bell, and Stream Executive Managing Director & Partner Ramsey March. Stream Senior Vice President Ryan Evanich and Vice President Marissa Parkin handle leasing for the property. Other key partners: architectural firm Omniplan and contractor Austin Commercial.

“The delivery of The Quad represents a significant milestone for Stream and underscores our commitment to creating innovative and highly amenitized spaces in prime areas like Uptown,” March says in a statement. “We are thrilled to introduce this exceptional development to our hometown market.”

Massive retail village with restaurant and event barn to debut in Plano

A 180,000-square-foot “retail village” is about to be born in Plano.

The village will debut this fall at the more than $750 million Haggard Farm mixed-use development, along with 350 apartments, 188 townhomes, and a three-acre park. Haggard Farm sits at Spring Creek Parkway and Parkwood Boulevard in Plano.

A farm-to-table restaurant and an event barn will anchor the village, being developed by Stillwater Capital in partnership with The Retail Connection and WoodHouse.

WoodHouse will introduce two original concepts: a farm-to-table restaurant called Almanac and an event space called Haggard Hall. Stillwater says the 17,500-square-foot event barn, made of mass timber, is “inspired by the role Texas dance halls once played as community gathering places.”

Haggard Hall will accommodate more than 600 guests across the main hall, private dining rooms, and event lawns.

“Our history as music venue, club, and restaurant operators has made us keenly aware of the collective chemistry that transforms a neighborhood into a destination,” W. Brandt Wood, partner and director of experience at WoodHouse, says in a release. “Haggard Farm will greet its visitors with immersive, authentic, and interconnected experiences throughout the district.”

Stillwater Capital says more tenants will be revealed soon. Over half of the spaces at the retail village are already leased.

The retail village will offer “a distinctive mix of dining, wellness, hospitality, apparel, and home furnishing operators,” the developer says.

The entire development will span 142 acres. Aside from the retail and residential components, Haggard Farm will feature a boutique hotel and up to 600,000 square feet of office space.

Clay Roby, managing director of Stillwater Capital, says Haggard Farm’s lawns, gardens, and water features will complement farmers markets, seasonal festivals, and community concerts.

“Haggard Farm is one of DFW’s most exciting projects — a curated collection of shopping, dining, hospitality, and residential components inspired by the unique character of this land and delivered as a single cohesive environment,” Roby says in the release.
